Understanding hoarding clearance
Hoarding clearance is a specialist cleaning and waste-removal service for homes, flats or outbuildings where a large amount of possessions, rubbish or clutter has built up over time and made the space difficult, or unsafe, to live in. It sits somewhere between a house clearance and a deep clean — usually both are needed, often alongside repairs that only become visible once the clutter is gone.
Most jobs we take on didn’t happen overnight. Hoarding tends to build gradually, often alongside bereavement, illness, isolation or a period of poor mental health, and by the time anyone calls us the person living there has usually been managing it quietly for a long time. That context matters to how we work. We are not there to comment on how the space got this way, only to help move it forward — at a pace the household can live with.
A typical clearance involves sorting belongings room by room so nothing of value is lost in the process, removing everything that’s rubbish or beyond use, deep cleaning and sanitising surfaces and flooring once a room is empty, and clearing hallways, stairs and doorways so the property is genuinely usable and safe again. Where hazards are present — needles, mould, pest activity, or waste that’s built up over months — we treat them as a distinct part of the job, with the right protective equipment and a licensed disposal route, rather than folding them into general clearance and hoping for the best.
Families often reach out on someone else’s behalf — a parent, a sibling, a neighbour whose situation has quietly become unmanageable. That’s a difficult call to make, and we try to make it an easy one to receive. You can describe as much or as little as you’re comfortable with on the phone; we don’t need a full history to give you an honest quote and a realistic timeline.

Vehicles are unmarked, crew don’t discuss your job with neighbours, and nothing about the state of the property before we arrived travels any further than the people who need to know. What happens after we leave
A clearance is rarely the end of the story, and we don’t treat it that way. Once the property is cleared and cleaned, we walk through it with you or the family member responsible, room by room, so everyone leaves with a clear picture of what changed and what — if anything — still needs attention, whether that’s a repair the clutter had been hiding or a lock that needs replacing on a door that’s finally usable again.
For a lot of households, the harder question isn’t the clearance itself but what happens next: how the space stays liveable once the crew has gone. We’re honest that we can’t control that, but we can make it easier. That’s why we’re careful about what’s kept rather than discarded, why we don’t rush a job that clearly needs a second visit, and why we’ll always tell you plainly if what’s needed is a bigger conversation than a clearance can solve on its own — support from a GP, a social worker, or a local mental health service, for instance.
Some clients ask us back for a shorter follow-up visit a few months later, particularly where hoarding has built up over many years and old habits are the most likely thing to return. There’s no obligation either way — we’re not trying to sell a subscription, just being upfront that a single visit is sometimes the start of a longer process rather than the whole of it, and that’s fine.

Our approach to every job
We deliberately keep crews small and consistent, so the people who quote your job are usually the people who carry it out. That continuity means fewer strangers moving through the property, and a crew who already understands the layout, the access, and anything sensitive you flagged when you called. Nobody arrives without knowing what they’re walking into.
Sorting is done in the open, not behind closed doors, and you or a family member are welcome to be as involved as you want — checking a box before it leaves, pointing out what matters, or simply staying out of the way while we work. Items are grouped as we go: keep, donate, recycle, dispose, with anything uncertain set aside for a second look rather than binned on the spot. Nothing that looks like it might matter — documents, photographs, jewellery — is discarded without checking first. Where a decision is genuinely hard to make in the moment, we’d rather box it and revisit it than force a call on the day.
