Services
What’s included
Hoarding clearance is a specialist cleaning and waste-removal service for homes or other properties where a large amount of possessions, rubbish or clutter has accumulated and made the space difficult or unsafe to use. Every job is scoped and quoted individually — here’s what we cover.
Hoarding clearance
Sorting belongings room by room, removing unwanted items and waste, and clearing access routes so the property is safe to use again.
Deep clean & sanitising
Once a space is cleared, we deep clean and sanitise affected surfaces and flooring — including odour treatment where needed.
Decluttering support
A lighter-touch service for smaller-scale clutter, working alongside you or a family member at whatever pace is comfortable.
Biohazard & hazardous waste
Needles, mould, pest activity and other hazards are handled by trained crew with the correct protective equipment and licensed disposal.
Skip hire & disposal
Licensed waste transfer with items recycled, donated or rehomed wherever possible instead of landfilled.
House cleaning
When we carry out your hoarding clearance, we also clean the house throughout as part of the job — no need to book a separate cleaner.
Hazardous conditions — biohazards, needles, pest activity or mould — are assessed and quoted separately with the correct protective equipment and disposal route. Nothing about your job leaves the crew.
How we scope a job

Every clearance starts with a conversation, not a form. Whether that’s a call, an email, or a handful of photos sent over, what we’re really trying to understand is the same in every case: how many rooms are affected and how densely, what kind of access the property has, whether there’s anything hazardous to plan around, and what timeframe you’re working to. None of that requires you to describe more than you’re comfortable with — we’ve heard most versions of this before, and nothing about it surprises us.
For most homes, that first conversation is enough to give a fixed quote without a visit. Where a job is larger, more hazardous, or harder to picture from a description alone, we’ll arrange a short walk-through instead — not an inspection with a clipboard, just someone experienced looking at the space so the quote reflects what’s actually there rather than an estimate. Either way, the price you’re given is the price you pay; nothing is added once work is underway.
Once a job is booked, we agree a schedule that suits the household, not just the crew’s availability. That might mean working a single room at a time over several short visits, so the property is never left more disrupted than it needs to be between sessions, or it might mean one continuous multi-day clearance where speed matters more than pacing. Both are common, and neither is treated as the default — we ask what works for you rather than assuming.
Throughout the job, the crew you met at the quote stage are, wherever possible, the crew who carry it out. We keep teams small deliberately: it means less explaining, fewer new faces in the property, and a crew who already understand what to be careful with before they start. If a job needs to expand beyond what was first agreed — a room that turns out worse than expected, for instance — we stop and talk it through before continuing, rather than quietly running up a bigger bill.
What’s not included, and why
We don’t offer structural repairs, rewiring, or building work as part of a clearance, even though clutter sometimes hides the need for exactly that. What we will do is flag it plainly once a room is cleared — a damp patch behind a wardrobe, a socket that isn’t safe, flooring that needs replacing — so you have an honest picture of the property and can bring in the right trade, rather than us papering over something we’re not qualified to fix.
Legal and financial matters sit outside what we do too. If a clearance turns up paperwork relating to probate, a tenancy dispute, or anything else with legal weight, we set it aside intact and let you or your solicitor decide what happens to it. We’re not the right people to make that call, and we’d rather say so than guess.
Where a property needs specialist pest control beyond what our own hazard handling covers — an established infestation, for example — we’ll say so at the quote stage and can point you toward a licensed pest control contractor to run alongside our work, rather than attempting it ourselves and getting it wrong.
And we won’t remove anything you’ve told us to keep, even if we’d personally sort it differently. Decisions about what matters in someone’s home belong to that household, not to the crew clearing it — our job is to carry out those decisions safely and thoroughly, not to make them on your behalf.
